There are several government home loan programs in place to assist homeowners from all walks of life, incomes or situations, in being able to have the happiness that comes from owning a home. While programs like HUD (U.S Department of Housing and Urban Development), the FHA (Federal Housing Administration) and VA (Veteran Affairs) work with millions of American’s each year, we are often asked if there is a program in place for veteran Native Americans. We are happy to report that there is and the Native American Direct Loan (NADL) through the VA helps Native American’s purchase their dream home on Federal Trust Land.

Using the NADL Program for Federal Trust Land Homes

The Native American Direct Loan program allows United States military veterans to purchase new or older homes on Federal Trust Land. All eligible Native Americans who wish to purchase a home can receive direct financing with the NADL program and the loan can be used for the improvement or purchase of an existing loan or to build a new home. Unlike FHA or HUD programs that require several different loans for mortgage finance and improvement costs, the NADL program allows Native American residents to use a direct loan for whatever their housing needs may be.

Unique Requirements for This Type of Government Loan

VA home loans through the NADL program are only a possibility on Federal Trust Land that has an existing contract of understanding between the reservation’s tribal organization and the Department of Veteran Affairs. According to the VA, “The tribal organization or other appropriate Native American group must be participating in the VA direct loan program. The tribal organization must have signed a Memorandum of Understanding with the Secretary of Veterans Affairs, which spells out the conditions under which the program will operate on its trust lands.”

Other requirements may rely on the regulations a tribal organization has in place for buying, building or repairing homes on their land.

Loan Qualifications

There are several requirements that must be met for a Native American Veteran to qualify for the NADL program. The qualifications to be met include:
